In 2017, the City adopted the Downtown Small Area Plan to guide the revitalization of Downtown Monticello. The Plan identifies ways to enhance the Downtown, including the strategic revitalization of key blocks.
Block 34 is one of the key blocks in the overall revitalization effort. Named after its description in historical plat maps, Block 34 is located at the southeast corner of Highway 25 (Pine Street) and County Road 75 (Broadway Street) in Monticello.
Since the adoption of the Small Area Plan, City stakeholders have been working together to achieve the goals of the Plan and the vision of a vibrant Downtown.
Project Updates
September 2024
The Monticello Economic Development Authority (EDA) acquired two parcels within Block 34 in recent months. With this acquisition, the City and EDA collectively own 86% of the contiguous land area in Block 34.
The EDA issued a Request for Information (RFI) to regional developers for redevelopment of the publicly owned parcels on Block 34, with the goal to understand their development potential.
November 2024
The EDA reviewed proposals received from developers at the November 6, 2024, workshop. Feedback was provided to staff regarding the next steps and overall direction for Block 34. EDA members utilized the lens of: “Are these proposals a sustainable development approach to Block 34 and does this meet our goals of the Downtown Small Area Plan?” in providing their direction.
